A 4-POINT
INSPECTION IS OFTEN REQUIRED WHEN OBTAINING OR RENEWING A HOMEOWNERS INSURANCE POLICY.
After Hurricane Andrew,
insurance companies in Florida have been trying to encourage home owners to make their homes safer and reduce claims. Many
insurance companies and JUA (Joint Underwriting Association), now Citizens, request 4 Point Inspections, which often include,
but are not limited to:
ROOF CONDITION
The inspector is reporting on the type, condition
& construction of your roof. The inspector is looking for leaks, roof covering damage, missing sheathing & the condition
of your roof decking and trusses.
ELECTRICAL SYSTEMS
The inspector is reporting on the type and condition of your electrical system. The inspector is
looking for aluminum branch circuits, GFCI’s, AFCI’s, loose/frayed wiring and any recent upgrades.
HEATING/AC VENTILATION
The inspector
is reporting on the ages, types, & condition of your heating and A/C units. The inspector is looking at the overall condition
of these systems and reporting on any upgrades to the systems.
PLUMBING
The inspector
is reporting on the overall condition of your plumbing system, the main, fixture and supply line material, in addition to
the type and age of your water heater. The inspector is looking for leaks, polybutylene, shut off and TPR valves &
any recent upgrades.
WHAT
ARE THEY LOOKING FOR IN THESE REPORTS?
Insurance
companies are generally looking for the systems inspected during a 4 Point Inspection to be in good working condition and
updated when necessary. These systems should not pose any additional risk due to safety hazards, unsafe conditions or deferred
maintenance. Example: leaks, unsafe or exposed electrical wiring, or outdated or overloaded electrical panels.
Note: This type of
insurance inspection should not be confused with a "standard home inspection" which is broader in scope in regards
to detail and the areas of the home which are covered. The scope of the report is limited and based on physical &
visual proof of your homes systems. System ages are approximate as area the life expectancies and may vary. This report offers
no warranty or guarantee.
